Supervise and lead the Regional Directors and Area Managers in the St. Louis and Metro East region.
Oversee the financial, operational, resident and community relations aspects of the region.
Systemize operations and ensure that operational policies and procedures are followed at all sites.
Along with the Regional Directors and Area Managers, develop an efficient and coherent process to organize and support our properties in St. Louis.
Assess overall operations in relationship to daily needs and provide Regional Directors and Area Managers with the goals and standards for Property Managers to systemize site operations and implement safety procedures and manage the properties to a high level of efficiency.
Interact with community stakeholders and leaders to foster positive relationships.
Work closely with the Housing Authority of St. Louis, the city of St. Louis, finance agencies, development partners and owners to assure that relationships are sound and developed.
Remain current on local, state and federal issues related to the affordable housing industry and disseminate the information accordingly.
Hold accountable Property/Area/Regional Managers to follow Section 42 and Sec 8 rules and regulations
Attend meetings and develop executive reports deliverable to investors and stakeholders.
Develop outside relationships to attain future property management business in the region.
Oversee the attainment of positive key performance indicators related to the overall operations of the region including occupancy, receivables, PHASs indicator goals, payables, revenue optimization, etc.
Other duties as assigned.
Knowledge, Skills and Abilities:
College Degree or experience equivalent, and a minimum of 10 years of multi-site Property Management or Operations experience.
Motivated and well-organized with attention to detail
Strong interpersonal skills with the ability to influence /coach
Successful team leader and team builder
Working knowledge of local and federal laws including Fair Housing
Must have knowledge of market rate housing and revenue maximization.
Ability to meet schedules and timelines.
Possess strong verbal and written communication skills and interpersonal skills.
Good analytical and numerical skills
Must be strategic and able to think creatively and clearly in high stress scenarios involving owners, employees and residents.
Able to handle resident information in a confidential and sensitive manner.
Requires excellent verbal and written communication skills. Must be able to create proposals/presentations. Must be articulate and proficient at communicating to a wide variety of audiences
Microsoft Office knowledge a must, including Word, Excel, Access and PowerPoint.
Experience with Property Management software programs, Yardi preferred.
