Our Leasing Administrator acts in support of the property managementteams to ensure compliance with program requirements at communities with LowIncome Housing Tax Credit, Tax Exempt Bonds, Inclusionary Below Market Rent, orother affordable housing programs. Combining a dedication to top-notch customerservice with a precise attention to detail and in-depth knowledge of allcompliance regulations associated with our affordable programs, the AffordableLeasing Administrator is primarily responsible for leasing and rectifying unitsin accordance with affordable housing program guidelines. Additionally, theAffordable Leasing Administrator must have a solid understanding of propertymanagement operations while applying technical knowledge of the Low IncomeHousing Tax Credit program and/or Tax Exempt Bond program rules, or othersubstantive experience working with affordable housing programs.

WHAT YOU'LL DO
Manage the leasing process for affordable units, including the creation andmaintenance of waiting lists, conducting interviews, and overseeing theverification procedures for all new residents.
Maintain a thorough knowledge and understandingof laws applying to property management andaffordability compliance, demonstrating the ability to explain and apply themwhere applicable.
Conduct annual income recertification and leaserenewals for affordable units in a timelymanner.
Establish and maintain a positive relationship with residents, investors, staff member andprogram administrators to instill and maintain customer loyalty.
Manage on-site affordable program resources such as waiting lists, recertification notices,tenant selection plans, and all eligibility documentation for resident leasefiles.
Educate other community team members on the affordable program resources andprocedures.
Maintain accurate and in-depth knowledge of allaspects of the community,particularly in areas such as rent and pricing, apartment availability, leaseexpirations, square footage and amenities.
Partner with Community Manager and RegionalManager to ensure community operational goalsare met in light of the affordable program requirements.
Participate in internal, agency and third-partytraining on affordable housing compliance.
Manage affordable program reporting responsibilities and respond to requests foraffordable housing data.
Demonstrate strong leadership skills andoperational knowledge; suggest ways to improve theefficiency of affordable program operations.
Collaborate with talented teammates to identify and solve any apartment issues thatarise.
Ability toreview, comprehend and apply affordable housing and federal Fair HousingGuidelines
Familiaritywith affordable housing program and LIHTC and Tax Exempt Bond program administrationin a property management setting
Comfort with analyzing data and validatinginformation
Knowledge of leasing practices, residentretention, and property management operations
Demonstratedproficiency in working with computers including word processing, calendarmanagement, software/database, and social media
Available to work a flexible schedule, includingweekends
Certification as a CertifiedOccupancy Specialist, Tax Credit Specialist, HCCP, or C3P highliy desirable
