The purpose of our quality control program is to initiate procedures to insure and document that our project is constructed with good quality in accordance with the Contract Documents and ARB construction standards. The Program is intended to reduce risk during the course of construction, reduce long term risk for the property, for Alliance Residential Builders and its owners, and promote personal pride in our work product.
Tasks listed are a description of the way this job is currently performed and are not an exhaustive list of all the tasks that may be required for each physical demand.
Assist Director in developing and maintaining updated reporting of all third party inspection contracts.
Regularly review performance of all project construction teams and third party inspections consultant teams.
Have complete knowledge of all owner contract and subcontract agreements, drawing and specifications.
Plan and review the construction program with the Project Manager including procedures, job layout, equipment, systems, and manpower.
Work with the Project Engineer to establish the requirements for reporting formats and procedures for all inspection processes.
Have complete knowledge of the project submittals and take steps to correct aspects of the work if it is at risk of not being performed within the submittal parameters
Coordination of that workers are carrying on work as per schedule
Checking on the work schedule with construction supervisor
Ensuring that safety precautions are implemented during construction
Knowledge of working drawings and finish schedules
Ensuring quality of work in addition to ensuring schedule
Training new workers in different construction works and safety measures
Motivating workers to work with higher efficiency and ensuring that the work is completed on time
Examine all construction drawings and specifications for suspected constructability, quality of materials, and sufficient detail for implementations.
Attend all regularly scheduled sub-contractor meetings to monitor project construction team's coordination and follow through on quality control.
Coordinate and monitor the activities of the project construction team. This includes all aspects of quality and directing regularly schedule subcontractor coordination as required.
Monitor and review inspection reports weekly and provide updates to the Project Manager for distribution to the Vice President.
Ensure that the appropriate regularly scheduled reviews of all on site construction trades and their work process and quality control are maintained.
Monitor and review all inspection activities of agencies and governmental authorities not regularly reviewed by third party consultant contracts. Verify that all required corrections are made and acceptable quality.
Review performance and costs of quality related project operations and take action as required to correct problems.
Coordinate plan revisions directly with Architect and consultants of record. Ensure that appropriate revisions are logged into current documents and saved for future project reference and implementations.
Assure the continuing development of the Project Construction team through performance evaluations, training, and maintenance of positive project morale.
Make recommendations and modifications regarding company performance, business needs, etc.
Any other tasks assigned or directed.

Understanding of the real estate and development industry.

Excellent verbal, written and presentation communication skills.
Ability to work independently with minimal supervision, and to push need-to-know information upstream as warranted.
Extensive background in architectural finishes
Good analysis and observation skills
Ability to communicate with multiple crews and managing them with efficiency
Excellent troubleshooting abilities
Ability to work under high stress situations
A sound knowledge about correction procedures
Ability to provide written Punch lists and corrections
Accurate, detail oriented, dependable and punctual.
Proficient in Microsoft Excel, Word, and Outlook.
EDUCATION, EXPERIENCE, CERTIFICATION:
High school diploma or equivalent.
Bachelor or Associates degree or equal experience.
Previous work experience in quality control or related field.
