Weare currently seeking a customer-service focused individual, who isresourceful, flexible, organized, and motivated to join our Property Operationsteam at the Corporate Headquarters in Chicago, IL as a Property OperationsSpecialist. The ideal candidate will have at least some experience workingon-site, at a multi-family residential community and be able to relate to ourfield teams. Under the direction of the Property Operations Project Manager,the Specialist will primarily be responsible for assisting vendors and fieldemployees with various service issues, while delivering an exceptional customerexperience during all business interactions. The Specialist will be expected toregularly collaborate with property management leaders, corporate teams, andexternal vendor partners to help ensure national purchasing programs run assmoothly and efficiently as possible. Inaddition, the Property Operations Specialist will become a trustedpartner/advisor to the Vice Presidents, Regional Managers, Facility andRenovation Teams, while serving as the Subject Matter Expert for oure-procurement platform: OpsTechnology.
Lastly,the Property Operations Specialist will be expected to develop their analyticalskills and learn to use Excel to its full potential by being assigned ad hocresearch projects to better enhance, streamline, and organize vendorfulfillment and related technology. Experience with real estate operations or procurement programs is aplus, but not required.

WHAT YOU'LL DO:
Manage the Equity Residential Vendors Help Desk system. This includes: responding to inquiries from property managementcustomers in a timely manner; researching, developing, implementing, andcommunicating new procedures to ensure more efficient and better organizeddocumentation for the team; maintaining external vendor website; managingvendor set up in our e-procurement system and follow up, including managementof all new product requests and managing the acquisition / disposition noticesprocess.
Handle property questions about product and service programs.
Act as liaison between field and vendor to resolve disputed invoices.
Generate vendor aging reports and fulfill ad hoc reporting requests.
Oversee and coordinate the online vendor set up process, maintaining Equity Residential's online vendor database, contributingto invoice and expense projects.
Within assigned products area, manage the vendor reporting andcompliance process (including gathering reports,cleaning, loading into Access).
Audit invoices and catalogs, as assigned.
Maintain contract database and manage contracttrigger dates.
Work on various projects in partnership withinternal category partners, as assigned; may include employee purchaseprograms, property communications, rehab spec updates, etc.
Collaborate with property and corporate teamsto support efficient and effective purchasing and fulfilment of services andproducts from external vendors.
Become an expert and serve as a trustedadvisor to our company in the above described areas.
Foster teamwork by maintaining cooperative relationships with internal and external partners, including contributing to apositive work environment, keeping your supervisor(s) updated on a consistentbasis as to the status of projects and tasks, and accepting and providingconstructive feedback.
Perform other duties and participate in special projects, as needed.
REQUIREMENTS &PREVIOUS EXPERIENCE:
Bachelor's degree preferred,particularly with an emphasis in business and 1 to 3 years of work experience.Property Management experience a plus.
Strong written and verbalcommunication skills, with an ability to speak and write in a clear andarticulate manner.
Must have strong organizationalskills with an ability to work independently and effectively prioritizeresponsibilities, while meeting tight deadlines and without sacrificing qualityof work product.
Team player that demonstratesflexibility and the ability to integrate and work well with others.
Must have strong skills inMicrosoft Office programs (Word, Excel, Access); familiarity with Googleapplications a plus.
Motivated to succeed with capacityto assume increasing responsibility.
