A Regional Marketing Director acts as a liaison between the Corporate Office, Regional Management and Community Teams to develop and execute strategic and tactical marketing plans and implements advertising, pricing, and other campaigns that drive traffic and occupancy to achieve optimum leasing and financial performance in line with Company’s business development plans.
Candidates for the position of Marketing Director must possess the following skills and qualifications:
Minimum of five years of marketing experience; prefer experience in multifamily property management.
Excellent written, verbal and customer service skills. Ability to persuasively express ideas and opinions to individuals and groups.
Proficiency in current technology.
Analytical skills with previous experience developing strategic marketing plans.
Proven track record of achieving marketing goals and demonstrating results from previous positions.
Ability to travel.
Proven track record in establishing and maintaining strong relationships with management team.
Strong leadership and interpersonal skills, including the ability to work with senior executives and their teams.
Understanding the orgainization's markets and competitive dynamics.
The primary duties of the Marketing Director include, but are not limited to, the following:
Focus on increasing occupancy and revenue by providing support, guidance and direction to a portfolio of multifamily assets through the development and implementation of strategic marketing programs.
Review, interpret and apply analytics at the property and market-level that will improve performance.
Collaborate with on-site associates to evolve innovative strategies based on market conditions and property data that will directly impact leasing velocity.
Assist site teams in developing and implementing outreach and direct marketing programs.
Compose marketing plans that attract the identified target audience and strategically address property business objectives.
Develop compelling social media content and strategies.
Develop, implement, monitor and evaluate all marketing programs to achieve goals.
Maintain a strong focus on generating new ideas through creative strategy.
Continually research and make recommendations on new opportunities and marketing channels in the local market.
Host in-person and online training on various marketing-related topics.
Conduct regular site visits to ensure that the property has proper curb appeal, appropriate signage, models are clean and set up accurately, and all marketing opportunities are leveraged.
Develop plans using various tools (e.g. PowerPoint presentations, face-to-face meetings, etc.).
Maintain knowledge of software technology trends and time-saving tools for marketing department to aid in department’s ability to provide superior service to prospects and business clients.
Negotiate, coordinate and manage marketing and advertising services (local, regional, national vendors) directly and through the regional management teams, to achieve the best value for services in each market.
Assist in the development of marketing materials for potential new business and present materials and ideas at proposal meetings
