Weneed foremost – a people person with communication skills that are top notch. Someone reliable, HONEST AS CAN BE, no addictions, no disorders. PLUS, preferred but not required - EPA certified type 1, 2 or universal (preferred) who has extensive experience in apartment service and carpentry skills and who is seeking full time permanent job with own tools and reliable transportation
PREFERRED, BUT NOT REQUIRED TO HAVE EPA CERTIFICATION (type 1 type 3 or ideally Universal Certification) and prefer at least 2 years in-field HVAC experience. Prefer past experience in the apartment industry as a service Tech.
Weekend duties are primarily emergencies only (with compensation) and only specific weekends. Do misc. plumbing, electrical work, extensive carpentry work, minor painting, minor roofing but must be OK with ladder work.. See Job description form for full details. Must agree to random and periodic & on suspecting drug testing.
COMPENSATION PACKAGE: 40 hours per week, 8 to 5 Monday through Friday. Depending on past experience: $18.25 to $18.85 to start.
Plus after 6 months employment (beyond final trial period) qualify for Personal IRA available with hefty company contribution.
5 days paid vacation 1st year, 10 paid days on 2nd year employed,
Plus after 6 months trial period, Partial Health insurance paid on BCBS Health ins.

General JOB DESCRIPTION:

Under general supervision , perform journeyman-level work in the design, construction, repair andmaintenance of houses and apartments and related physical facilities ;
Duties: 1st: Will be responsible for preparing (with help) each unit for turnover - Extensive 135 point check list provided. We average only about 3 to 4 turnovers per month. Also, maintain and rehab small portfolio of rental homes in mostly over the mtn. areas.
PREPARE EACH UNIT BETWEEN TURN-OVERS - Extensive 135 point check list provided - we do our own punches.
Lead in renovate of NEW & TURNOVER HOUSE RENOVATIONS – we buy & sell nice single family houses in I-65 corridor or over the mtn. areas. This is finish carpentry like door installs, light fixture installation, disposal installs, various finish carpentry tasks
Take & complete various maintenance requests from residents as they come up. Do with great care, politeness to our customers & detailed repair.
REPAIR OR REPLACE APPLIANCES* (dishwasher, stove, disposal, frig,) as needed.
HELP KEEP POOL CLEAN AND IN GOOD RUNNING ORDER and pool equipment in top shape - C.P.O. designation (1 week course) from Jefferson County Department of Health. Will need to attend if not a Certified Pool Operator.
BE AVAILABLE ON SELECTED WEEKENDS AND AFTER HOURS FOR CRITICAL-ONLY SERVICE CALLS. Paid time & a half with a 2 hour minimum… most weekends we have no emergency calls - more on this later as we talk . Talk w our maintenance men who’ve enjoyed work here .
Do miscellaneous plumbing . Hot water heater installs for certain. faucet change outs, misc. above ground plumbing.
Do miscellaneous electrical work . – typically light fixtures, appliance installs, minor circuit tracing. Replace outlet plugs, etc.
Do various CARPENTRY WORK - one of most consistent skills used.
Do some yard work – this is not extensive but none of us can be above that work. It’s our KEY to a beautiful setting. WE value our grounds & landscaping.
DO VARIOUS AND SUNDRY REPAIRS ON 116 UNIT TOWNHOUSE APARTMENTS AND MISCELLANEOUS RENTAL HOUSES in eastern and Shelby County areas.
Have some knowledge of HVAC repairs to some moderate extent. Able to re-light water heater PILOT LIGHT.
DO minor MISCELLANEOUS PAINTING, SOME MINOR TO MODERATE ROOFING , sheetrock repair, including texture spraying ceiling repair, etc. Minor itemsIt is required that the person in this position is willing and able to do minor to moderate(less than 4 hours atop any roof)roofing repairs and work from and on a ladder. Roofing and roofline carpentry (eaves, soffits, etc.) is a vital part of this position.
NEED someone with at least some of his own tools & a reliable truck . If you don't own your own miter saw - this likely not the job for you. We are a well established family run real estate investment business with only a 3 man maintenance / light construction crew. You would become part of a GREAT TEAM! Minimum Acceptable Qualifications:
Trade school graduation, or equivalent, and THREE (3) years of experience as a carpenter or preferably within the apartment service tech industry.
Knowledge of shop practices and skill in using carpentry tools, shop tools and equipment.*
You are reasonably Skilled in doors, windows, counters & cabinet repair & installation – plus appliance installation / all aspects of finish carpentry req’d
Ability to follow written instructions, read maps, pick up materials locally,never lose credit card or reveal company info.
Sufficient strength and physical dexterity to perform related duties and responsibilities of this job, including heavy lifting.
Valid motor vehicle operator’s licenseif required with a good driving record and valid currentcar insurance
Own your own truckwith lockable storage for tools
