To build and maintain effective working relationships with residents, provide professional customer service and coordinate programs and move ins which maximize the services available to residents.
ESSENTIAL DUTIES AND RESPONSIBILITIES: One must be able to perform the essential functions of the job; which include, but are not limited to the following (Other duties may be assigned to meet business needs):
Assist with the planning, organizing and implementing of resident initiatives in accordance with fair housing laws and regulations, and HUD regulations and directives.
Take all residents' complaints and requests, follow-up and resolve and notify residents of action taken withm 24 hours.
Complete, record, follow up on all completed work orders within 24 hours. Schedule vendors as needed.
Assist with renewal process on monthly basis.
Answer phone calls, open incoming mail and distribute accordingly.
Coordinate the activities of established resident retention and relations programs.
Partner and work closely with residents, community organizations, and law enforcement agencies to achieve optimum operating results.
Actively reach out to the community to involve them in recreational and community programs, to include drug awareness, educational initiatives, etc.
Assist with the coordination and supervision of on-site special events.
Assist leasing and other departments as directed by supervisor.
Coordinate the ticketing and work order activities of the maintenance technicians.
Update property management system with resident's complaints, work orders and status as required.
Inspect apartments before move ins.
Prepare keys and welcome packages for new tenants.

Education and/or Experience
Be available 24/7 for calls from Superintendents or Maintenance Managers.
Associate's degree (A.A.) or equivalent from two-year College or technical school is a plus.
High school diploma or the equivalent required.
1 year minimum experience working in property management environment OR two years' minimum experience working in customer service environment.
Strong customer service skills
Detail oriented; highly organized; team player
Superior verbal, written and presentation skills
Ability to communicate company vision effectively and consistently
Knowledge of Microsoft Office suite (Word, Excel, Access, PowerPoint, Outlook)
Knowledge of Fair Housing laws and regulations
Willingness and ability to learn additional software packages as they relate to the business
Ability to submit timely and accurate periodic standard, ad hoc and other reports as assigned.
Ability to analyze and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Ability to generate routine reports and effectively communicate, verbally and in writing, with residents, customers, clients, contractors, employees and the general public.
Ability to communicate in English required while Spanish is desirable.
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
Ability to understand, follow and interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
Ability to work with little direction.
Ability to maintain confidentiality and professionalism.
Ability to establish strong interpersonal relationships with team members.
