The Director of Management for Multifamily, has an entrepreneurial responsibility to lead the operations of the multifamily division comprised of apartment home communities. As an innovative leader in multifamily, the Director will drive exponential growth, develop and maintain client relationships and oversee all onsite operations from lease up to stabilized day-to-day operations.
In addition, the Director of Management, Multifamily provides management, direction and leadership to ensure all apartment communities are operating in accordance with Company objectives. Responsibilities include working closely with the onsite staff, FirstService Residential business partners and developers to manage and operate each apartment community. This position requires a thorough understanding of multifamily management, lease-up operations and financials, and the competency to serve as the “expert” on multifamily community management. Strong management, service excellence, interpersonal, and supervisory skills are required.
Act as the leader of the multifamily division by overseeing and shaping its day-to-day operations
Build on your vast knowledge of the multifamily real estate market to run asset operations
Possess in-depth understanding and vast experience in budget creation and execution and multifamily financial reporting; execute financial success
Possess deep understanding of the Dallas multifamily market and related marketing and sales strategies. Work in collaboration with the marketing team to drive results.
Oversee fiduciary planning and governance, assess performance, create action plans to exceed goals, and engage in creative problem-solving
Keep an eye on the future, maintaining an awareness of growth and the capability to scale larger
Act as the executive presence to your community teams, setting the tone for service standards and setting team up for long term success
Develop and grow community teams according to the Global Service Standards and Mission Statement of FirstService Residential, while serving as a mentor celebrating successes and converting mistakes into positive learning experiences
Work collaboratively with the FirstService Residential business partners to ensure that each community is performing according to its business plan and client goals
Forge constructive partnerships with support teams (marketing, facilities, training), construction management team (during lease up), and operations support team for maximum performance success
Successfully deliver results in a fast-paced and challenging environment, while maintaining accountability for the success of the team
Act as a hands-on resource with Business Development for establishing and building pro forma
Directly supervise building General Managers and other association management support staff
Monitor and ensure compliance with state and federal multifamily requirements
Payroll processing and 100% compliance with submission deadlines
Execution of performance evaluations with 100% compliance with supervisor submission deadline. This includes the understanding of staff disciplinary and termination procedures
Provides oversight, on-boarding of new staff, and training to new managers as they work through required training and ensures training compliance.
Ensures that property inspections are taking place regularly by reviewing monthly reports and providing follow-up on problem areas to ensure action taken is effective.
Additional projects as assigned by supervisor or management.
Performance management of all direct reports.
Influences and mentors that provide oversight to indirect reports, as well as influences and mentors full team.
Develops and leads with participatory involvement portfolio team meetings, all team meetings and individual manager touch-base meetings.
Uses internal and external organizational development tools, resources, and leadership team to stabilize the retention of staff members and develop career paths for those that desire growth.
Enforces the use of policies, tools and programs by staff in the day-to-day management and operations
Operating Skills, Knowledge & Abilities
BUILDING BLOCKS OF EXPERIENCE
Solid background (5+ years) in multifamily operations and P&L management
Demonstrated success with innovative, large team leadership
Sophisticated business plan execution with a record of improving results
Die-hard commitment to empathetic, creative customer service
Strong sales background in multifamily leasing and lease ups
4-year college degree in Business or equivalent and proven work-related experience (10+years)
Experience/Knowledge/Abilities: Must possess strong managerial background. Five to seven years of experience as an on-site manager managing the property or management operations, such as staff and service contracts, tenant retention and tenant improvements is preferred. Basic knowledge of Texas Statutes and Association’s governing documents. Strong customer service, communication and interpersonal skills required. Ability to read, analyze, and interpret technical procedures, regulations or documents with a similar degree of complexity. Strong interpersonal skills. Excellent verbal and written communication skills.
