As the Regional Manager of AMLI's Dallas region, you will be responsible for the overall profitability, financial direction, coordination, and evaluation of the communities under your supervision. Duties include overall responsibility for performance and operation of properties and personnel; hires, trains and develops personnel to meet occupancy, budget and profit standards for each property.
Provide leadership and direction for all on-site employees under his/her supervision
Work with on-site managers to recruit, select, place, and retain qualified on-site management personnel.
Review quarterly shopping reports with site personnel and ensure effective development plans.
Financial and Revenue Management:
Recommend operating goals and strategies to maximize revenue, control expenses and achieve NOI objectives:
Together with community staff, prepare annual budgets, Analyze, approve, or disapprove expenditures where expense budgets would be exceeded
Analyze monthly statements and variances for each property and report variances, as required.
Partner with Revenue Management on pricing strategy.
Support site managers/SBS department/Marketing and/or DBO in negotiations with major vendors.
Make routine inspections with DBO. Conduct RM Audits to insure compliance with company policy/procedures and to review property operations.
Recommend maintenance and capital improvements for each property Ensure comprehensive Preventative Maintenance programs are implemented at each property
Dispositions/Acquisitions/Investor Relations and Special Projects:
Partner with colleagues in preparing for dispositions and acquisitions; lead operation aspects of the disposition/acquisition process. Assist AMLI in identifying areas of growth.
Participate in predevelopment and development meetings and work with AMLI development and construction teams on new AMLI developments
Responsible for all necessary measures so that all properties operate in compliance with all AMLI Policies and Procedures as well as local, state, and federal laws including, but not limited to, Fair Housing.
Ensure that the community is following all safety guidelines in respect to OSHA, EPA, and AMLI Risk Management procedures.
Marketing and Merchandising: Partner with Regional Marketing Manager to develop and support marketing programs that meet property performance objectives and ensure maximum cost effectiveness and results:
Ensure that all personnel respond to resident service requests or concerns in a timely, efficient and courteous manner utilizing AMLI 10 Service Standards.
Follow up as needed to Circle of Service issues within same day or 24 hours
Support company s Kingsley survey activities
Requirements: College degree in a related field and/or minimum 5 years supervisory, property management experience preferred. Lease-up experience a plus. Travel out of the region is required; typically quarterly. Travel by car to visit on-sites, weekly
