Reporting to the President, the Vice President of Property Operations is responsible for directing and coordinating the strategic functions of BH's onsite operations nationwide. Exhibits strong commitment to the service needs of the internal and external customer. Represents the company in a professional and courteous manner. Promotes BH Mission Statement and Guiding Principles in all areas of business.
Essential Job Functions:
Recommends operating policies and procedures and ensures property operations within all regions of the company are running smoothly and consistently; Evaluate, define and apply consistent leasing programs and policies across the organization.
Focuses on NOI and property value improvements through sharing best practices within BH and the industry; Researches and implements green initiatives and efficiency improvements at the property and corporate levels.
Identifies and attends relevant conferences to keep up to date on industry trends; reviews and analyzes new products and other industry trends.
Ancillary Income (property level and corporate); responsible for developing and maintaining strategic business alliances with vendor partners to improve technology, pricing and operations on site in addition to provide BHMS with volume rebate opportunities. Provides summary reporting for ancillary income programs deployed by BH.
Management and oversight of the Property Operations and Facilities Departments and related nationwide initiatives.
Responsible for maintaining New Business Development content and related presentations, RFP templates as well as sourcing and pitching new clients, and is a resource for Acquisitions and other RVPs to help pitch BH new business.
Provides input and feedback on RM/AVP/RVP education and certification classes including financial analysis, variance report writing, due diligence process, owner communication and others as needed.
Travel as needed to meet business needs.

Bachelor's Degree in business management or related, or equivalent experience in lieu of education
7+ years' experience in all levels of corporate operations
7+ years' experience in a leadership role
Demonstrated success of effectively leading change and organizational growth through strategic planning
Strong understanding of the multifamily industry
Demonstrated effective oral and written communication skills; Positive attitude and strong interpersonal skills
Proven ability to build and motivate teams
Strong organizational & prioritization skills
Ability to handle multiple projects and thrive in a fast-paced environment
Ability to travel 40-50%
Ability to work with a diverse group pf people and customers
