Oversee and manage the development, workload, and quality of work and performance of the Market Data Coordinator.
Develop and execute detailed revenue management program implementation plans for new acquisitions.
Establish review and acceptance protocols for rate recommendations for both site teams and pricing model.
Ongoing review of new lease and renewal parameters, amenity values, lease terms, competitor data and other parameters.
Evaluate property rental revenue performance against financial objectives and work with teams to address variances. Execute pricing strategies to enhance revenue.
Monitor adoption and compliance and take action as appropriate.
Analyze market trends and competitor performance. Develop and maintain bench marking capabilities against both internal and external sources.
Performing timely and comprehensive performance analysis.
Auditing system settings and operational processes to ensure alignment with asset strategy, goals and objectives.
Provide monthly performance measurement analysis and reporting to management regarding: Executive Dashboard, financial results (revenue, effective rents, and occupancy), revenue management adoption (rate acceptance, lease compliance, shopping scores), leasing velocity and traffic, and market conditions (competitive landscape, new supply, macro-economic factors, etc.).
Conduct competitor property and sub-market analysis.
Identify and implement revenue management best practices.
Innovate new processes that help drive revenue performance.
Develop daily, weekly, monthly and ad hoc reporting as needed. Perform operational data mining and analysis.
Communicate internally and externally (as appropriate) regarding pricing changes, renewal rates, and proposed property adjustments. Have regular discussions with on-site, Asset Managers, and appropriate management related to pricing questions or exceptions.
Prepare agendas and facilitate internal/external meetings.
Create and conduct training for Management and site teams on revenue management.
Conduct a daily review of rate recommendations in YieldStar Price Optimizer.
Daily communication with Operations on pricing to ensure new pricing and leasing practices are followed.
Work with leasing team to ensure proper adoptions regarding leasing process.
Train new team members (Property Managers and Asset Managers) on the company program with emphasis on the following: train new hires in company expectations, train staff on dashboards, train teams to meet established compliance standards.
Work with the training department to identify training needs and facilitate training for on-site and corporate team members.
Partner with Operations to update, maintain and publish current Mission Rock Residential standards in the Operations Procedure Manual.

Education and Work Experience:
1-2 years of experience working in multi-family residential property management environment preferred.
Minimum of a High School diploma or a GED equivalent required.
1-2 years of experience working with Yardi preferred.
