A As the Maintenance Supervisor of AMLI Midtown Miami, you will supervise, coordinate and delegate activities of the maintenance staff at AMLI Residential's new development in our Southeast Florida portfolio. AMLI Midtown will include a 14-story north building with 511 units, plus an 8-story south building containing 208 units. Duties include:
Schedule and direct supervision of all in-house, and/or vendor work in partnership with the Property Manager.
Lead the maintenance staff; delegate and/or participate in diagnosis of problems and replacement and/or repair in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliances
Responsible for the oversight of inventory, ordering and delivery of all necessary supplies and equipment for the service, custodial and grounds departments with the approval of the Propery Manager. Approve Maintenance Department invoices for payment. Research and evaluate all current and potential products used in the maintenance and upkeep of the property.
Assist in annual budget preparation. Monitor and control utility, repair and maintenance and capital expense per budget. Secure Bids for capitol projects and ensure consistent scope of work when completing contracts.
Ensure timely, efficient response to service requests, make-readies, etc. This includes helping residents and prospects before, during and after leasing an apartment and retail tenants.
Complete weekly reports for Development team related to Lease Up activities such as unit acceptance
You will supervise and coordinate activities of a maintenance team to ensure that all upkeep, inventory and repair of grounds and buildings of the property are completed in an efficient manner.
May be required to rotate call with other service staff as well as back up Service Technicians as needed
Lease up/New Development experience is strongly preferred.
Spanish-English bilingual also preferable but not required.
10+ years as a Maintenance Supervisor
HVAC/EPA Refrigerant Certified (type 1 and 2 or Universal)
2 week's vacation; an additionalA week at 3 years. Plus sick, personal days and holiday pay.
