The Director of Facilities Management will oversee a group of Regional Facilities Managers whose responsibilities include oversight of all physical and financial aspects of Facilities and Maintenance operations. Specifically, the Director of Facilities and their team will focus on operations and procedures, coaching and developing Facilities Team members, oversight of capital projects, and additional responsibilities.
Areas of Focus for the Director of Facilities Management:
Oversee Facilities Management operations throughout the [Eastern] half of the United States
Directly supervise a team of between 7-10 Regional Facilities Managers
Assist in corporate-level strategy and policy/procedure creation and implementation
Analyze facility needs; plan and budget for expenditures in collaboration with senior management
Manage, supervise, and approve expenditures for remodeling and renovation projects; secure bids; review and sign contracts
Analyze and report capital expenditures for major renovation projects
Ensure appropriate action is taken to anticipate and correct unsatisfactory operating results
Manage and oversee vendors such as painters, carpenters, plumbers, electricians, and HVAC professionals
Secure all appropriate licensing and certifications for operation as a multifamily facility
Perform property audits to examine building structures and evaluate physical conditions
Implement maintenance strategies to maintain buildings and mechanical equipment
Provide weekly and monthly reporting to various levels of the organization
Coordinate annual operating and capital budgets that are compliant with corporate policies
Help team members overcome any organizational obstacles
Manage all teammate employment activity such as hiring, promoting, job performance, evaluations, and disciplinary actions
Address teammate relations and escalate as necessary
Effectively communicate all policies and procedures and advancement opportunities
Foster a positive, fulfilling work environment that enables team members to excel in their assigned roles
Determine plans that best utilize the skills of all teammates and ensure coverage during teammate absences
Physical demands may include the ability to lift up to 50 pounds. The team member will be regularly required to sit, stand, walk, talk, hear, and reach using feet, legs, back, arms, and hands. The team member may occasionally be required to climb. Specific vision requirements include the ability to use close vision, distance vision, color vision, depth perception, and the ability to adjust focus. The team member will be required to work at a personal computer. Must possess the ability to detect auditory and/or visual alarms and be available to work extended/flexible hours and weekends as needed.
This position is a full-time position that requires up to 75% car and plane travel.
The position may require the availability to work some nights, weekends, and occasional holidays. Regular attendance and active participation/planning at company functions and events is also required.
10+ years of experience in a Regional Facilities Management capacity or above; 5+ years at a Director level preferred
Must possess excellent general maintenance skills including HVAC repair, plumbing, and electrical
Experience managing construction projects, renovation and remodeling initiatives strongly preferred
Experience managing a maintenance program for a multi-facility company preferred
Demonstrated ability to focus on details and big-picture items to meet company goals
Ability to manage multiple projects, deadlines, and priorities in a fast-paced environment
Strong written, verbal, and interpersonal communication skills
Demonstrated interpersonal, collaborative, and relationship-building skills
Excellent People Management experience required
Must demonstrate a high level of leadership skills
Valid Driver’s License along with good driving record and auto insurance is required
Advanced computer and Internet knowledge
Intermediate Microsoft Office knowledge, including Outlook, Excel, Word, and PowerPoint
Familiarity with iOS preferred
Familiarity with Entrata preferred
