A Day in the Life:
As the Regional Vice President of Operations you will support and assist in supervising Regional Managers in the overall management of all properties within the division. You will also insure that all assigned properties are maintained to the standards required of all Alliance Residential Company properties, maintaining fair and consistent employment and housing practices and maximizing the performance of each property to achieve their highest possible net earnings.
What You'll Do:
With the Regional Managers, assess each property by its own potential to determine per staffing requirements and make recommendations to owners.
Assure the proper orientation and training of all Regional Managers under your areas of responsibility. Should have at least 2 Regional Manager Meetings per year.
Review and approve in accordance with company's requirements, all Regional Manager, Regional Maintenance Supervisor and manager bonus reports
Direct, counsel, and coach Regional Managers in improving their skills, meeting deadlines, and effectively operating their properties in accordance with the policies and procedures and approved budgets.
Thoughtfully prepare and conduct annual written Performance Evaluations for Regional Managers.
Assure that each on-site management office is properly equipped for the operational functions required.
Focus on properties that are experiencing occupancy, budget, staffing or other operating challenges. Make recommendations and follow-up.
Constantly stay abreast of the individual marketing areas through the aid of each Regional Manager and make recommendations for necessary adjustments in marketing practices.
Ensure that all employees under your area of supervision are familiar with and understand the company's policies and procedures, fair housing laws and liability concerns.
Review weekly Monday reports. Review weekly, monthly and quarterly Property Check List from each Regional Manager. Use all reports as proactive management tools, anticipating possible problems and/or refocusing Regional Managers property efforts.
Perform routine audits of on-site files and records and correct problem areas with the Regional Manager to assure that Policies and Procedures are implemented and current
Ensure sooth transitions by clear and timely communications between all Alliance Associates and Owner representatives. Be present at each new property transition. Ensure that there is a 30 day follow-up booklet submitted to owner.
Review all property contracts, including cable, phone, internet, etc.
Communicate with owner, asset managers, and corporate personnel as required, adequately document commitments, approvals, etc. for the property's file.
Ongoing efforts to improve performance of properties, including ancillary income for properties and corporate.
Stay current with all state and local laws and real estate codes.
Attend periodic board meetings as required by the President and Chief Operating Officer.
Communicate weekly with Chief Operating Officer to coordinate efforts and obtain direction.
Coordinate priorities weekly and/or bi-weekly with Regional Managers and training coordinator through conference calls.
Work with business development personnel regularly and as needed to assist in business development efforts.
Any other duties or responsibilities as may be assigned by the Company from time to time.
Monthly review of regional Alliance financials for entire region.
Assist Alliance development partners with pre-development design concepts, accurate operational budgets, market surveys, and other pre-leasing activity.
Make quarterly visits to each property and review written inspection reports with Regional Manager.
Make recommendations and modifications regarding regional performance, business needs, etc.
Any other tasks assigned or directed.
What You'll Need to Succeed:
High school diploma or equivalent
Previous experience in Operations/multi-family industry
Bachelor or Associates degree or equal experience preferred
Master's degree in management or related field preferred
Ability to lead and manage a team of Associates
Strong interpersonal and communication skills
Proficient in Microsoft Excel, Word, and Outlook
Train, teach, and develop staff members
Ability to have flexibility with working schedule based on business and deadline needs.
Ability to work a schedule during normal work hours and that may be other than Monday-Friday, 8-5. Work in excess of 40 hours per week is likely.
Consistent, regular and in person attendance during regular working hours at the workplace is required.
