Are you looking for an opportunity to lead your own commercial-retail department? AMLI has a unique opportunity for a seasoned professional to lead our Commercial-Retail Department as our new Retail Portfolio Manager.
Job Summary: Responsible for the operational and financial aspects of the company's commercial/retail properties and meeting company goals in those areas. Facilitates the optimum performance of the properties in areas such as rent collections, tenant services, maintenance, marketing, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies.
Prepare and be responsible for the annual retail operating budgets and monthly variances and forecast reports.
Work directly with broker, architect, and development team to ensure timely movement of new leases and renewals. Present to management recommendations on new leases, LOIs, renewal options, and expansions. Ensure effective transition to management teams upon occupancy/store openings.
Partner with development team to preview and provide guidance on plans and work letters for new developments.
Build and maintain relationship with City and local government, agencies, organizations and associations. Ensure positive PR efforts on AMLI's behalf. Participate in local commerce related organizations, i.e. Board of Downtown Austin Alliance.
Provide leadership and direction for all employees under his/her supervision, which includes but not limited to: effective employee relations, compliance with employment law; ongoing training and motivation for staff. Ensure regular coaching, counseling and performance evaluations for all staff members.
Property Operations and Tenant Lease Administration: Maintain a responsive, open line of communication with tenants, including handling tenant complaints, lease enforcement and preparation of amendments. Report any unusual circumstances regarding the residents or the property to Senior Management. Monitor all problems that may be handled by staff members.
Ensure that all property personnel, including temporary staff operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times.
Miscellaneous duties as required, including but not limited to backing up/assisting colleagues, participating in AMLI volunteer activities, and overall demonstrating commitment to AMLI's mission, vision and values.
Bachelor's Degree strongly preferred. Must have 7 years plus related experience and/or training; or equivalent combination of education and experience. General knowledge of chilled water and other building maintenance systems required. IREM, BOMA certification strongly preferred. Seeking someone with demonstrated negotiation skills, strong presentation and tenant relationship skills.
2 week's vacation. Plus sick, personal days and holiday pay.

Proficient in Microsoft Office and Outlook. Familiarity with Social Media platforms, i.e., Facebook, Twitter, helpful. Familiarity with real estate accounting software required. Some travel required; 6-8 trips annually.
