A Day in the Life:
Be an active member of the management team by learning Alliance Residential Company policy and procedures. Through experience and training, a Resident Services Coordinator should acquire all the skills needed to assume Sales Associate responsibilities. The Resident Services Coordinator supports the leasing efforts for the property.
What You'll Do:
Personally welcome each resident and assess their move in experience.
Personally attend to the on-going customer service needs of each resident throughout their residency experience by promoting continuous customer satisfaction, follow up calls on work orders, delivering packages, move-in follow up calls, etc.
Oversee social media sites to provide the following:
Notifications regarding community activities and renovation updates.
Increase participation by residents by keeping site relevant and engaging to residents (e.g. games, notices, education, property information, and more)
Create, promote, implement, and execute an official ongoing and ever improving Resident Event Program which includes providing ideas, scheduling, budgeting, shopping, ordering, decorating, hosting, breaking down/clean up coordination, and reporting on outcome of creative events and activities for the residents and property
Attend/host resident activities and events --- and keep a detailed log to document efforts, per head cost, and participation/feedback results
Generate cross marketing opportunities with local vendors --- and keep a log to document efforts and results
Create and implement an outreach marketing plan --- and keep a log to document efforts and results
Work with property management staff to develop and implement sales and marketing strategies. Contribute ideas and efforts to increase property interest, traffic, and tour levels.
Design, shop, and install mini-models and promotional items as requested
Participate in team, management, and ownership meetings to help aid in the success of renovation, major capital expenditure, or any other special projects. Be the liaison and main point person of communication between project team and residents/public as needed
Host informative meetings with residents to provide meaningful updates on projects and obtain feedback as needed
Organize and execute unveiling events as individual common area amenity renovations are completed
Field and successfully resolve resident complaints
Oversee, follow, and improve Alliance's resident renewal program to contribute to maximizing renewals of residents including but not limited to making warm calls 90 days prior to lease expiration, visiting each resident prior to renewal to assess satisfaction, uncovering any issues that might put retention at risk, calling residents to set up appointments to sign lease renewals, and/or hand delivering leases for residents to sign
Build a database of resident, prospect, and other outreach e-mail addresses to use as a communication tool
Prepare daily, weekly and monthly reporting
Create, coordinate, and communicate public and/or press releases upon approval of specifics from both Alliance and ownership.
Participate in special projects or additional duties assigned by supervisor that are essential for the operations and success of the property
Any other duties assigned or directed
What You'll Need to Succeed:
Previous work experience in a related field
Associates or Bachelor's degree preferred
Previous experience in the multifamily industry preferred
General knowledge of the real estate and development industry
Effective organizational and time management skills
Excellent verbal and written communication and listening skills
Ability to work independently with minimal supervision
Accurate and detail oriented
Strong interpersonal skills with the ability to interact and relate effectively, productively, and positively with other Associates
Ability to have flexibility with working schedule based on business and deadline needs
Ability to work a schedule during normal working hours and that may be other than, Monday-Friday, 8-5. Work in excess of 40 hours per week is likely
Consistent, regular and in person attendance during assigned hours at the workplace are required
