We are searching for a talented Manger, Revenue and Portfolio Pricing to be based out of Cleveland, OH or other Brookfield Properties core markets. Overview: This is a key role within the organization responsible for monitoring property and portfolio performance and continuously identifying, evaluating and implementing revenue maximization strategies. Will assist in implementing pricing strategies for individual markets to maximize rent profits and minimize vacancy. This role focuses on rent analysis and pricing administration while serving as a subject matter expert on pricing concerns. The Manager will have a demonstrated track record of excellence in communicating complex topics, recognizing business trade-offs, and using informal influence to drive positive change. They will collaborate with Property Operations and provide support with daily pricing of new lease and renewal transactions and supply & demand analysis related to market trends, revenue strategies and rate tactics. A successful candidate is a proactive self-started who is results-oriented with exceptional communication and analytical skills. The Manager will bring strong curiosity, problem solving and data analysis expertise to help internal teams incorporate revenue management into everyday decision-making. Responsibilities Serves as the âœgo to personâ for questions/help on pricing and revenue management issues for their portfolio - responsible for both new and renewal rent pricing based on competitive market information, seasonality, expiration management and other factors; evaluates performance of properties and suggests corrective actions for poorer performing properties; communicates pricing and revenue management philosophies and results to operational leads on weekly pricing calls; responds to ad hoc requests for assistance from on-site leaders, Regional Directors and VPs. Works with operational leaders to map desired business strategies into appropriate pricing decisions - identifies and resolves pricing and revenue management issues through variety of structured and ad hoc analytics; compiles market analysis information and trends to make informed recommendations to management; supports current KPIs and contributes to creating new KPIs where needed; supports development and/or modification of training materials for pricing and revenue management tools; acts as change agent to support new pricing and revenue management ideas/policies throughout the Company; develops analyses for anything related to demand forecasting, demand management or pricing activities. Contributes to and leads performance reviews with regions. Participates in quarterly Steering Committee meetings with the Pricing Committee. Identifies areas of opportunity for revenue growth and develops strategies to help drive that growth. Collaborates with operations teams to configure, price and add properties to LRO. Assists in the ongoing education of property staff regarding pricing practices, revenue management strategy and LRO. Supports and assists in modification of training materials for Revenue Management tools and processes. Serves as liaison between departments to ensure consistent communication is delivered to all stakeholders regarding issues related to the RMS software platform and/or process enhancement requests. Assists with revenue budgeting. Builds and enhances revenue management reports to assist in operational decision making. Reviews and establishes pricing to support ROI analysis for renovation scopes and budgets. Assists with ad hoc requests as needed. Serves as a contributor with lease up and redevelopment communities. Collaborates with key stakeholders on unit mix, amenity pricing and overall pricing strategy. Prices new communities prior to lease up beginning, and interact with the on-site, marketing, Regional Directors and development teams throughout the lease up and/or redevelopment process to adjust pricing as needed to facilitate the achievement of absorption and revenue targets.
Qualifications This position requires an Undergraduate (Bachelor) Degree in Finance, Mathematics, Statistics, Economics or related field. While multifamily work history is certainly appreciated, revenue management experience in Hospitality, Rental Car, Airline, Cruise Line, or other similar sectors is welcome. Experience using LRO (Lease Rent Options) software is preferred. Required skills for this position include: Proficiency with analytical and presentation tools such as Excel pivot tables, database queries, graphing, PowerPoint, etc. Ability to train and persuade others regarding new technology and business process, excellent communication and interpersonal skills. Passion for driving business results through analytical process Ability to communicate effectively at all levels of the organization. High degree of organization and time management skills with the ability to independently see the completion of multiple projects within a deadline while managing a daily pricing queue. Tolerance for ambiguity (“fuzziness”) of early change management situations. Ability to “think out of the box” and bring new ideas to the table, not merely executing tasks as directed from above. Preferred skills for this position include: Proficient at interpreting and understanding economic, demographic, and supply demand trends and how they impact the multi-family sector.
