Job Summary
The Redevelopment Analyst works under the general supervision of the Senior Vice President of Redevelopment with the primary responsibility to supports multifamily property management on most aspects of the redevelopment programs for renovation or re-positioning projects. Monitors and reports the key performance indicators (KPIs) for assigned redevelopment programs by creating, monitoring, analyzing and distributing all related reports. The position reports on project expenses on a monthly or more frequent basis as required and also works with property operations to ensure data accuracy for on-site operating system and to monitor and track supported programs.

Duties and Responsibilities
- Provides support, customer service and evaluations for assigned renovation or renovation projects for property redevelopment programs. Central focus of responsibilities will be dedicated to re-positioning or renovation projects.
- Creates reports (weekly, monthly, and ad-hoc) for redevelopment programs to help produce optimum results.
- Frequently interacts with property management to verify information to ensure accuracy in reports and to properly support each of the programs for success.
- Analyzes issues on a daily and weekly basis to gauge status and identify needed corrections. Takes initiative to proactively identify and evaluate opportunities to improve performance within redevelopment programs with management.
- Provides advice to supervisors and managers to resolve redevelopment problems.
- Performs property and market investment analysis including market data, property financials, property amenities and comparable property characteristics to help determine optimal portfolio capital investment strategy.
- Develops financial projections based on a combination of historical performance and future expectations for potential redevelopment targets. Prepares summary investment reports for senior management with investment highlights and recommendations.
- Prepares initial research and analyses for various renovation related opportunities and coordinates special projects as needed.
- Performs other related duties as assigned to meet the needs of the business.
Required Qualifications
- Bachelor's degree in Accounting, Finance, Real Estate or related field and three to five (3-5) years of experience in financial planning and analysis required, or an equivalent combination of education and experience.
- Financial modeling experience (ROI, IRR, payback, cash flow) required.
- Proficiency with Microsoft Excel and Access applications required.
Preferred Qualifications
- Technical knowledge and experience with SQL, Essbase, Yardi or related applications preferred
- Construction project management software application experience preferred
- Master's degree preferred
Knowledge, Skills, and Abilities
- Intermediate to advance proficiency in Microsoft Excel and Access applications (e.g., table structures, data types, link tables, advanced relational query design, macros)
- General proficiency with other Microsoft Office applications (e.g., Word, Outlook, PowerPoint)
- Knowledge of Hyperion and other financial reporting software
- Quantitative and qualitative analytical skills to identify trends, anomalies and/or deficiencies
- Initiative and flexibility to continuously improve quality and processes and manage change
- Knowledge and skills to manage projects, organize, prioritize, and meet deadlines
