Greystar is seeking a Senior Associate to join its U. S. student housing-focused open end fund management team. The Senior Associate will be responsible for maintaining the FP&A function of the fund, which, among other responsibilities, includes spearheading the fund's financial forecasting, return analyses, operating performance analyses, and evaluating the impact of transactions (e. g., acquisitions, developments, dispositions, etc.) on the fund's cash flows and returns. This role will provide financial consulting and strategic support to senior management to optimize capital and operational decision making and drive fund performance.

JOB DESCRIPTION

• Maintain robust asset and fund-level financial models, which will serve as the basis for the fund's annual business plans, capital raising targets, investor reporting and investment decision making.

• Collaborate with regional investment and development teams to create financial analyses necessary to evaluate prospective transactions and determine their impact on the fund's forecasted cash flows and returns.

• Collaborate with asset management, operations, and capital projects teams to monitor performance of existing investments. Oversee financial analyses to measure key performance indicators and performance relative to budget, which will be leveraged to make asset-level decisions aimed at maximizing value and driving investment performance.

• Assist in the creation of annual business plans for each asset and the overall portfolio. Work with internal teams to develop performance objectives for each investment and assess potential exit strategies.

• Assist in determining the optimal funding / capitalization strategy for each of the fund's investments with the goal of optimizing the fund's liquidity and debt profile. Work closely with the finance team to actively manage debt obligations and execute financings / refinancings.

• Support the fund's quarterly valuation policies, which involves working with third party appraisers to determine the fair value of the fund's real estate investments and debt instruments in order to strike the fund's net asset value (NAV) on a quarterly basis.

• Collaborate with investment accounting and client relations to oversee the fund's quarterly and annual reporting requirements.

• Oversee the preparation of presentation materials and deliverables for Greystar's investment committee as well as current and prospective investors and other stakeholders.

• Collaborate with investor relations and client relations teams to support the fund's capital raising efforts. Assist with the completion of investor questionnaires and ad hoc analyses in an efficient manner.

Knowledge, Skills, Abilities:

Essential

• Bachelor's degree in accounting, finance, or related field, or equivalent combination of education and experience required
• Demonstrable experience in an analytical role within investment banking, private equity, management consulting, public accounting or other related finance position
• Advanced Microsoft Excel and Microsoft PowerPoint skills
• Advanced quantitative background with significant experience in financial modelling, financial planning and analysis, and valuations
• Strong qualitative analytical skills with an ability to research, analyze, and present complex financial data in an intuitive manner
• Strong written and verbal communication skills, including the ability to effectively write and present investment theses, strategic recommendations, etc. to senior management and external stakeholders
• Excellent interpersonal skills, including the ability to establish and maintain positive relationships and influence at all levels of the organization
• Strong organizational and project management skills required to juggle complex tasks and manage the workload of self and others, with the ability to work effectively under pressure, manage deadlines, and adapt to a changing environment
• Self-motivated and proactive, both with respect to managing workload and having the resourcefulness to figure out 'difficult to find' solutions
• Naturally inquisitive with a desire to understand the bigger picture and get involved with wider team and business objectives
• Positive team player who is able to collaborative with numerous teams to drive results and optimize performance
• General understanding of the real estate industry and real estate investments in order to relate financial and operating analyses to practical business solutions and process improvements

• Openend fund or comparable portfolio management experience
• Experience with INREV and U.S. GAAP reporting standards
