Working closely with the Community Manager and Regional Property Manager, this role is responsible for the rehabilitation / renovation / capital improvement projects for a single community ensuring all projects are on time and within budget. Coordinates with Construction Services management as necessary.
Responsible for renovating units which could include, but is not limited to, carpentry, plumbing, electrical, repairs, cleaning and painting.
Develops contract renovation schedules, monitors progress, and holds contractors accountable to strict production schedules.
Orders project related materials within budget guidelines; maintaining accurate documentation of each ordered item.
Maintain constant communication with community managers; providing daily project updates.
Ensure all contracted duties adhere to a detailed scope of work.
Inspect vacant units and inventory work to be performed adhering to the renovation/rehabilitation process.
May participate in negotiating pricing for all contracted work, including change orders, to stay within or below budget.
