Essential Duties and Responsibilities:

• Establish best practices for monitoring and tracking changes to Revenue Management systems for auditing and compliance.
• Develop renewal strategies based upon economic data and portfolio goals
• Evaluate property performance and suggest corrective actions for under- performing assets
• Conduct amenity and lease premium audits and review to determine areas of opportunity
• Develop and/or modify training materials for Revenue Management tools and practices
• Conduct scheduled and ad hoc queries/analysis of company data pertaining to Revenue Management in order to meet internal customer needs for information
• Work with data analyst to maintain Power BI tool to provide relevant data and information related to property performance.
• Conduct or Organize Pricing Calls with Regional and Community Managers

• Analyze & execute pricing decisions in accordance with the goals set by Regional Managers, Asset Managers and all Owner Representatives.
• Evaluate & maintain LRO settings on an ongoing basis to maximize revenue while meeting owner objectives.
• Recognize system problems & act accordingly in coordination with Community Managers, Regional Managers, Asset Managers and all levels of management that oversee revenue.
• Support on-site teams in the daily application of LRO pricing, including monitoring compliance of LRO pricing.
• Train on-site and corporate teams on all aspects related to the LRO system. Prepare training agenda and materials.
• Communicate as needed with all necessary levels of management on key issues regarding pricing, and operation of the LRO software.
• Lead new property installations and all aspects that involve LRO setup and implementation.
• Represent Gables Residential to fee clients. Participate and provide LRO presentations to fee clients.
• Act as company liaison and communicate regularly with revenue management software vendor (LRO/Real Page or other pricing programs) to identify issues, modifications and enhancements.
• Provide analytical and pricing tools for multi-family communities.
• Analyze and provide feedback/recommendations from information contained in the LRO application.
• Analyze and review production of lease terms, unit types, elasticity of demand, and lengths of time units remains vacant.
• Oversee and advise on strategy related to monthly renewals.
• Advise and participate on revenue forecasting and budgeting
• Monitor the relationship between pricing practices, market performance and consumer acceptance.
• Other Information Integration
• Partner with asset management and investment teams to integrate economic data and projected supply information with revenue assumptions and forecasts
• Partner with technology group and asset management to build and maintain revenue management reports and auditing tools which support operational management of Revenue Management system
• Develop and enhance budgeting and forecasting models integrating LRO pricing model
• Other special projects as assigned, including financial statement review and preparation and budgeting and forecasting as assigned by supervisor

QUALIFICATIONS (SKILLS TECHNICAL AND NON-TECHNICAL):

• Bachelor s Degree Required, Master s Degree preferred
• Strong Understanding of Revenue Management theory and practices
• 5 years minimum experience in Revenue Management or Pricing position
• Strong mathematical background and ability to learn new systems quickly
• Proficiency with analytical and presentation tools (Excel pivot tables, Access database queries, graphing, PowerPoint)
• Multi-family, travel or hospitality industry experience highly preferred
• Previous experience with Lease Rent Option (LRO)
• Strong analysis and decision-making skills
• Strong attention to detail and process
• Proven ability to manage multiple projects and work well under time and other constraints
• Ability to communicate effectively at all levels
• Strong interpersonal, verbal and written communication skills
• Strong negotiation and influencing skills

Attendance/Travel Requirements: The position can be based at any Gables Residential corporate office in the CST or EST time zone (Atlanta, Boca Raton, DC, Dallas, Austin, or Houston locations). Travel is necessary on a periodic basis to train on-site teams during LRO implementations, attend Gables regional meetings, attend revenue management training, and revenue management user conferences.

Licenses/Equipment:A valid driver s license and current automobile insurance is required. Position requires individuals to furnish their own vehicle to fulfill all of the job s functions.
