Position Summary:
The Make Ready Technicians primary responsibility is to ensure that all vacant apartment units are restored timely to market-ready status. This position will also perform general repairs and assist in the overall maintenance of the interior and exterior of the property. Exhibits strong commitment to the service needs of the internal and external customer. Represents the company in a professional and courteous manner.
Essential Job Functions:
- Performs repairs and upkeep on vacant units; ensures all repairs and replacements necessary are completed timely to restore units to move-in ready condition.
- Performs repairs and replacement related to exterior grounds and communal areas of the property.
- Walks all vacant units to determine make-ready needs and coordinates needs with the property team to meet scheduled move-ins and related assignment deadlines.
- Assists with monitoring of resident satisfaction and ensures follow up on the results by property maintenance staff.
- Responsible for the daily upkeep of the grounds and appearance of the property
- Completes other work orders and maintenance duties as directed
- Other duties as assigned
Minimum Qualifications/Skills:
- General maintenance and safety experience
- Working knowledge of building maintenance, repair, and preventive maintenance programs, irrigation and pool systems, large and small appliance repair
- Basic computer skills/knowledge required to perform job functions
- Ability to work independently with minimal supervision
- A positive, team-oriented attitude, and ability to work with a diverse group of people and customers
- Regular attendance, punctuality and dependability required
- Required to provide own (industry specific) hand tools
- A valid drivers license and/or reliable transportation required
Desired Qualifications/Skills:
- General knowledge/experience with all major types of heating and air conditioning
- HVAC certification (most industry certifications accepted) or ability to obtain
- E.P.A Certification (Type II domestic HVAC systems) or ability to obtain
- E.P.A 410A certification or ability to obtain
- CPO (Certified Pool Operator) or ability to obtain
- Working knowledge of Microbial Growth
Make Ready Technician
**$1,000 Sign On Bonus after 90 days of employment**
As a Make Ready Technician you will play a critical role in ensuring all vacant apartment units are move-in ready.
Overview
- Inspect the condition of all units prior to starting repairs to include, but not limited to; walls, appliances, electrical, plumbing, windows/doors and filters.
- Walks all vacant units to determine make-ready needs; ensures all trash from apartments are cleaned out before, during and after make-ready activity.
- Perform general repairs/upkeep to vacant units prior to move-in and within company standards/guidelines; completes required updates on service needs and coordinate regularly with the property team.
- Responsible for the daily upkeep of the grounds and appearance of the property and general repair/replacements for common areas as needed

- May assist with hazardous weather problems, fires, floods, snow removal, freezes, etc.

Work Schedule: 9am-6pm, Monday-Friday (work schedules may vary). Some over-time may be required including on-call and/or rotating on-call responsibilities.
