Oversees and performs technical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the Company's standards for cleanliness, appearance, safety, and overall functionality.
Develops standards for the cleanliness and overall appearance of the community's grounds, amenities, building exteriors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and Greystar standards.
Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.
Oversees 3rd party porter team to ensure that they are operating efficiently.
Periodically inspects work performed by other porter team members to assess effectiveness of policies and procedures.
Supports cost-cutting and expense control programs by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about exterior maintenance services.
Periodically inspects work performed by porter team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.
Incumbents must be able to handle a variety of cleaning chemicals, including some that may require pre-mixing.
Incumbents must be able to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.
Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Depending on the position offered, regular full-time and part-time team members may be eligible to participate in a bonus program in addition to their base salary.
