Job Description Summary
Responsible for providing technical leadership and operational support to Facility Management and building Engineering teams based on the core Engineering Disciplines pertaining to all facilities. This includes assisting with managing the operational performance of all systems and ensuring that the engineering staff maintains continuity and reliability throughout the portfolio resulting in overall quality control for all properties.
Responsible for the development and implementation of and compliance with policies and procedures for the maintenance and operational up-time of mission critical, mission important, business critical and business important facilitiesâ™ mechanical, electrical, plumbing, life/safety, and energy management systems with a strong emphasis on operations. Interacts and coordinates with facilities management, engineers, and IT.
Job Description
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
⢠Manage all facets of inspections and assessments, including energy audits and analysis, HVAC, electrical, and plumbing systems, environmental compliance, ADA compliance, acquisition, and third-party surveys.
⢠Supervise building operations to include industry standard best practices for all building systems including but not limited to all MEP systems, Fire & Life Safety Systems, BAS/EMS systems, Emergency Power systems, Mission Critical Systems, Security Systems, and Building Envelope Systems. Ensure that engineering staff are using these systems effectively.
⢠Develop and update preventive maintenance and engineering procedures based on the Engineering Disciplines and property-specific requirements. Ensure that all critical equipment is maintained in accordance with manufacturerâ™s recommendations, local codes, building standards and Cushman & Wakefield Policies and Procedures.
⢠Comply with life safety programs and procedures, domestic water quality control, and water treatment programs to include EPA and OSHA compliance and ASHRAE 188 water management plans.
⢠Compile, maintain, and submit monthly critical operations reports for each facility. Work with facilities managers and engineers to ensure all equipment and systems are providing healthy environmental conditions within the facilities for the optimum expenditure of energy.
⢠Assist with evaluating prospective engineering employee qualifications, develop a network of engineering contacts, conduct manpower studies, and establish career development track for engineers. Responsible for ensuring completion of performance evaluations.
⢠Design and develop project/construction management processes inclusive of Client/Team capital planning and energy initiatives. Energy retrofit process groups to include design, implementation, monitoring, metering, and commissioning. Include any utility incentives as part of capital avoidance measures
⢠Develop and deliver training methods, materials, and program relative to building operations standard and Engineering Disciplines. Ensure compliance with the C&W OSHA web-based training requirements.
⢠Evaluate and recommend building automation, energy management, and automatic temperature control systems. Systems to be open & non-proprietary in nature.
⢠Partner with budget owners to create reliable budgets and manage actual spend within the variance tolerance specified in contract KPIs. Perform value-engineering studies and evaluate contractor qualifications and recommendations.
⢠Carry out thorough Root Cause Analyses and create timely Incident Reports. Verify that corrective action and measures to prevent reoccurrence have been implemented by engineering teams.
⢠Maintain effective communications with IT and Safety & Security personal on all work related to critical operations and fire life safety systems. Report abnormal or critical conditions immediately to the relevant Facilities Management personnel.
⢠Review all plans for adding, upgrading, and replacing equipment, infrastructure, building improvements, and the like, interface with applicable building management and operational staff, provide technical guidance and leadership, and oversee contracted labor and vendors.

IMPORTANT EDUCATION
⢠Required - Engineering Degree from a 4-year University.
IMPORTANT EXPERIENCE
10+ years engineering experience with significant supervisory responsibility in a commercial property setting.
ADDITIONAL ELIGIBILITY QUALIFICATIONS
⢠Preferred ⓠState Licensed Professional Engineer (P.E.)
⢠Appropriate license/permit for trade as may be required, i.e. Journeyman or Master Electrician License or City Licenses
⢠Knowledge and understanding of all applicable practices/techniques, laws, project controls and environmental regulations to include OSHA safety regulations
⢠Familiar with Energy Management System (EMS) programming and fire alarm systems
⢠Basic Computing Skills in Outlook, Excel & Word
